It is a destination for birdwatching and offers a chance to observe wildlife in their natural habitat. Waterfowl season is huge in Modoc county!

Modoc County is relatively isolated, and transportation options are limited. State Route 299 is the primary road connecting the county to the rest of California.  

Modoc County is also known for its dark skies, which make it a great place for stargazing. The lack of light pollution in the area offers excellent views of the night sky and celestial events.

This 1.359 acre lot is located in the Hill Unit 5 of California Pines, an off-the-grid community located about 30 miles southwest of the one square-mile city of Alturas. The Hill units are almost all covered with four different kinds of pine trees. The elevation in the Hill units varies from 5,000 to 6,400 feet. All the roads are gravel roads.

RVs and camping are permissible for up to 30 days of a calendar year. If you are considering constructing a home, please note that the living space must be no less than 500 square feet, and that the HOA will not plow here. Many consider the community’s “Unit 5” to be “Summer Use Only” since the roads are not snow plowed. 

Construction in the Hill units will require a private well and septic system. If there is electricity in the area, it can be extended to your lot. Power is obtained through Surprise Valley Electric. Solar & winterbine are also allowed.

California Pines covers 15,000 acres surrounded by 2 million acres of the Modoc National Forest. California Pines is primarily a residential community, offering a small mix of permanent residences and vacation homes. Many people are drawn to the area for its rural and natural surroundings. California Pines is a peaceful, uncrowded forested retreat with pine trees, meadows, and several small lakes allowing for relaxation & recreational water activities; a place to escape and become part of a tranquil and laid-back community. The community is also served by a 4,400 foot airstrip.  

The California Pines Lodge sits on a small peninsula surrounded by California Pines Lake, right next to Donavan Reservoir, which is a haven for Canada Snow Geese, White Pelicans, Cranes, and many other wild birds and animals of all kinds. The 8,000 square foot lodge features guest rooms, a restaurant, lounge, banquet room, activity room, and a swimming pool.

Terms and Conditions

Auction Terms & Conditions Bidder agrees to comply with these Terms & Conditions as a prerequisite for the Land of Land (“Auctioneer”) to accept the Bidder's Registration and to issue a Bidder Number.

The Payment Due will be the final 'hammer' price plus the internet premium (8.5%) and a $695 documentation/processing fee per auction lot won. Payment Due in full within 48 hours from the conclusion of the auction.

Invoices over $5,000 must be paid by wire transfer unless previous authorization is granted by the auctioneer. If Auctioneer agrees to accept a payment via credit card, a 3% credit card fee may be assessed. Bidder agrees that insufficient available funds to pay the full Payment Due shall not be a valid defense for non-payment. 

An Auction Lot that calls for financing will require the Bidder to enter into an agreement with complete terms and conditions. 

If the Payment Due is not received within 48 hours after the conclusion of the auction, the bidder unconditionally authorizes the Auctioneer to charge any credit card on file for the amount due. 

All active military members must contact Land of Land, Inc. prior to bidding. (Thank you for your service!). 

Bidder authorizes the Auctioneer to send text messages to Bidder’s mobile phone and to send emails to bidder about other land buying opportunities.

IF A WINNING BIDDER FAILS TO MAKE THE PAYMENT DUE IN THE STIPULATED TIME FRAME, BIDDER CONSENTS TO GRANT TO AUCTIONEER ONE-THIRD OF THE PAYMENT DUE (INVOICE AMOUNT PLUS ANY AMOUNT BEING FINANCED BY AUCTIONEER) AS LIQUIDATED DAMAGES OR SPECIFIC ENFORCEMENT, PLUS 150% OF AUCTIONEER’S LEGAL AND COLLECTION COSTS. UNLESS OTHERWISE SPECIFIED, TAXES OR FEES WHICH MAY BE OWED ON ANY PROPERTY IN THE AUCTION ARE THE RESPONSIBILITY OF THE BUYER. 

ALL PROPERTIES ARE SOLD IN 'AS IS' CONDITION WITH ALL FAULTS AND DEFECTS WITHOUT WARRANTY OR GUARANTEE OF ANY KIND. AUCTIONEER MAKES NO REPRESENTATION AS TO THE FITNESS OF ANY PARCEL FOR A PARTICULAR USE.

PRIOR TO BIDDING, EACH BIDDER IS RESPONSIBLE TO CONDUCT AN INDEPENDENT DUE DILIGENCE INVESTIGATION TO ASCERTAIN CHARACTERISTICS AND ATTRIBUTES OF THE PROPERTIES, INCLUDING BUT NOT LIMITED TO, SUITABILITY FOR ANY INTENDED USE, LOCATION, TAXES OR FEES OWED, ENCUMBRANCES, ACCESS, MINERAL RIGHTS AND WATER RIGHTS. FAILURE TO VISIT THE PROPERTIES SHALL CONSTITUTE A WAIVER. 

ALL BUYERS ARE ENCOURAGED TO CONSULT AN ATTORNEY PRIOR TO BIDDING.

TRANSFER OF OWNERSHIP. Conveyance of properties is not completed via title insured closing, unless requested in advance of the auction by Bidder and agreed to by Auctioneer, the cost of which is borne by Bidder. Bidder authorizes Auctioneer to act as Bidder’s agent to complete any closing documents, or any corrective documents thereafter. 

For each Lot, Bidder must specify the Deed Information: the name of the grantee and the address for the grantee. If Bidder fails to specify Deed Information within two weeks after payment of the Payment Due, Bidder authorizes Auctioneer to convey each Lot via deed using the Bidder’s name and address as registered in the auction. 

NO CREDIT CARD CHARGEBACKS: Each Bidder agrees to NOT, under any circumstances, initiate a credit card chargeback with respect to any charges. Bidder further agrees that if Bidder initiates a credit card chargeback, upon Auctioneer’s demand (1) Bidder shall withdraw such credit card chargeback and request the credit card issuer to re-credit all amounts to the account of the Auctioneer; and (2) Bidder shall be responsible for all costs and expenses, including but not limited to any attorney fees incurred by or on behalf of the Auctioneer, in challenging the credit card chargeback. 

BIDDER’S RESPONSIBILITY: Each bid is an irrevocable offer to purchase the assets included in the Auction Lot. Bidders are responsible for all bids made using the Bidder’s account and Bidder Number. If Bidder believes that an unauthorized person has placed a bid on the Bidder’s account, Bidder must notify the Auctioneer immediately by sending an e-mail to info@landofland.com. Bidders must also promptly report the incident to the relevant law enforcement authorities and send the Auctioneer a copy of any resulting police report; otherwise, Bidder will be held personally responsible for all purchases.

BIDDER CONSENTS TO EXCLUSIVE JURISDICTION IN THE STATE COURTS OF NEW JERSEY OR BINDING ARBITRATION AT AUCTIONEER’S OPTION AND AT BIDDER'S EXPENSE. BIDDER WAIVES ANY JURISDICTIONAL DEFENSES TO ANY SUIT FILED IN THE STATE OF NEW JERSEY.
